Roofing Manufacturers
Roofing manufacturer systems in Franklin, TN: how we install, repair and maintain the membranes and assemblies from GAF, Carlisle, Sika, Soprema and others.
A manufacturer's name on a data plate tells you the system. It does not tell you how that system is failing. A single-ply sheet from one maker and a modified bitumen roll from another age differently, flash differently and repair differently, and a repair that ignores the system tends to open the next leak beside the patch. On Franklin, TN roofs that carry about 54 inches of rain a year, getting the system right is the first step of getting the repair right.
Single-ply makers
Several manufacturers build the single-ply sheets common on low-slope commercial roofs. Carlisle and Versico supply membranes and accessories for that kind of roof, Sika Sarnafil is known for heat-welded thermoplastic sheet, and Duro-Last supplies single-ply roofing systems. Each maker defines its own seam method, flashing details and cleaners, and those details decide whether a repair bonds.
Layered system makers
GAF, Johns Manville and Soprema make low-slope systems that include modified bitumen and other layered assemblies. Holcim Elevate supplies roofing membranes and insulation. A layered roof calls for a different set of checks: laps, granule loss, blistering and flashing height at walls.
Paperwork that rides with the roof
Every maker writes its own rules for notice, inspection and repair, and those rules sit in the warranty. A repair done outside them can cost the owner coverage that was paid for. Before a crew touches the membrane, the existing paperwork is read, the roof is photographed, and the repair is written to fit both. Storms add pressure to that process. After the EF0 tornado near Highway 96 in August 2023, some Franklin businesses were left with minor roof damage, and an owner filing after a storm needs a clean record of the roof as it stood beforehand.
What we do on these roofs
We install, repair and maintain these systems. On a repair, we identify the membrane first, then clean, prime and weld or bond to the maker's own method, so a patch is compatible with what is on the roof. Compatibility matters on the tall low-slope office roofs around Cool Springs, where rooftop mechanical equipment is common, because each added unit means a new curb and a new flashing to match.
Matching the repair to the system on the roof is the work, and the roof walk is where that match is made.
Commercial Roofing Questions
How do I tell which system is on my roof?
Core samples, a label on the equipment curb or the original drawings can name the sheet. Without them we identify it by seam type, color and thickness on the roof walk.
Does a mixed repair void a warranty?
It can, which is why the existing warranty is read before a repair is chosen. A change in system or a skipped notice can lose coverage the owner is entitled to.
Can one maker's sheet be patched with another's?
Only when the materials bond. Many do not, so we match the patch to the sheet or separate the two with a compatible layer.
What happens when a system is discontinued?
Repairs use compatible materials, and a replacement plan weighs the age of the roof against the cost of searching for matching parts.
